Bathroom Remodeling in North Ranch
Planning a primary suite remodel in North Ranch? We connect you with one independent local contractor. No cost, no obligation.
North Ranch is a hillside neighborhood in the eastern part of the City of Thousand Oaks, with Westlake Village mailing addresses for many homes. Because it is inside Thousand Oaks city limits, bathroom permits typically go through the City of Thousand Oaks, not the City of Westlake Village. Many homes are larger, with spacious primary suites, and a good number sit within gated or HOA-managed enclaves.
What do North Ranch primary suite remodels usually include?
- Replacing a large drop-in or jetted tub with a standalone soaking tub or removing it in favor of a bigger shower. (Ask how the floor and drain will change.)
- Building a custom shower with a linear drain, bench, niches, and frameless glass. See walk-in showers.
- Updating double vanities, stone tops, and lighting, and sometimes adding a makeup station.
- Adding a steam shower, heated floor, or upgraded ventilation.
Jetted tubs and older luxury features
Large jetted tubs were popular when many of these homes were built. Removing one can open up space, but the pump, its electrical circuit, and the access panel all need to be dealt with properly. If the tub is on a raised platform, the floor beneath may need leveling or new tile.
Stone and large-format tile
Many North Ranch bathrooms use natural stone. Marble and travertine are beautiful but need sealing and gentle cleaners, and large slabs or large-format tile need a very flat substrate. Ask about how the installer handles flatness and where cut pieces will fall. See bathroom tile and flooring.
HOA rules
Gated sections and HOAs often require contractor registration at the gate, set work hours, and limit where trucks and dumpsters can park. Some require proof of insurance from the contractor. Ask your management company before scheduling.
Fire zone note
Some hillside areas around the eastern Conejo Valley are mapped as Very High Fire Hazard Severity Zones. This mostly affects exterior work such as windows and vents rather than interior bathrooms, but if your project adds a window or changes exterior vents, ask about fire-resistant requirements and check the CAL FIRE map.

Frequently asked questions
Is North Ranch in Westlake Village or Thousand Oaks?
North Ranch is generally inside the City of Thousand Oaks in Ventura County, even though many homes have Westlake Village mailing addresses. The separate City of Westlake Village is in Los Angeles County.
Can a jetted tub be removed and replaced with a shower?
Usually, yes. The pump and its electrical circuit need to be properly disconnected, and the drain and floor reworked for the new shower.
Do steam showers need special construction?
Yes. They need a vapor-sealed enclosure, a sloped ceiling, a generator location, and a dedicated circuit. Plan them early.
